I never imagined I’d live like this—beautiful wife, no financial stress, in the city of my dreams. But hard work, studying the craft, and truly understanding why it all works… that changed everything.

I grew up in a humble family in Boston, where I learned how to hustle early on. My childhood wasn’t easy—my dad was in prison for most of it—but these challenges shaped who I am today. They taught me the value of hard work and never giving up, no matter the circumstances.

I started my career in the electrical trade, and over time, I grew my skills and business. By my mid 20s I had built a successful electrical company with over 20 employees, generating millions in annual revenue. But even with that success, I realized I wasn’t getting the freedom I truly wanted. That’s when I decided to make a change and dive into real estate development full time by 2013.

My wife Ana and I packed up and moved to South Florida, ready to follow our dream. After closing my first real estate deal, I saw the incredible potential in South Florida’s development market. I knew I had to think bigger, so I shifted my focus to larger, more profitable projects. What started as a passion became a successful real estate business.

Today, I’m not here to tell you that I’ve “made it”—I still have so much more I want to do. But what I’ve learned along the way is this: It’s not just about the money or success. It’s about having the freedom to live life on my own terms. And now, I want to pay it forward.

Module 1

Laying the Foundation for Your Real Estate Business

In this module, Carl will help you define what real estate investment looks like for you and guide you through creating a clear business plan. You’ll learn how to choose the right market for your investments, focusing on areas with strong potential for growth. Most importantly, Carl will teach you how to protect your downside in every deal, ensuring that each investment is positioned for long-term profitability. This foundational module sets the stage for building a sustainable real estate business.

Module 2

Finding and Underwriting Profitable Deals

In this module, we’ll dive into the art of finding great real estate deals and properly underwriting them to maximize profits. You’ll learn how to network with agents and fellow investors to uncover hidden gems, and discover how to generate leads from investor-friendly agents and exclusive groups. Carl will show you how to spot deals that others miss and teach you the strategies for running numbers to ensure each deal is a winner before you commit.

Module 3

Structuring Deals and Securing Funding

In this module, Carl walks you through the critical process of structuring deals and working with lenders. You’ll learn how to vet lenders and understand their requirements, as well as how to structure deals—from down payments to creating optimized construction budgets. Carl will also teach you how to create a pro-forma to present to both lenders and investors, and how to raise capital from equity partners and private investors to fund your deals.

Module 4

Managing Construction Projects and Legal Structures

In this module, you’ll learn how to effectively manage your construction projects. You’ll learn how to decide whether to self-perform or hire a general contractor, as well as how to handle permits, inspections, and timelines.

We’ll will also cover the importance of setting up the right legal entities, like LLCs and holding companies, to protect your investments. With expert guidance on vetting contractors and ensuring smooth project flow, you’ll be well-equipped to navigate the construction side of real estate development.

Marketing, Selling, and New Construction Strategies

In this module, Carl reveals powerful marketing strategies to help you sell your properties quickly and for top dollar. You’ll learn essential tactics for creating curb appeal, staging homes, and negotiating with buyers. Carl also shares his unique approach to new construction, including how to identify and execute high-end projects. You’ll master the art of selling and positioning your properties for maximum value.
